AVP – Retail Property Management (Ontario West)

About the role

The South‑West Ontario Retail AVP, Property Management is a self‑starter and strategic thinker who will drive service‑oriented improvements across a portfolio of retail assets. Reporting to senior leadership, the role balances risk, capital planning and operational performance to support the organization’s long‑term objectives.

Key responsibilities

• Develop an understanding of risk and cost of capital implications for the portfolio and align business plans accordingly.
• Collaborate with property managers to meet asset‑management objectives and ensure capital projects are completed without disrupting tenant operations.
• Design and implement strategies to increase revenue and reduce operating expenses through budget and capital planning, building operations, and leasing support.
• Prepare and maintain comprehensive financial and budget reports, ensuring full knowledge of financial matters.
• Lead property teams to deliver best‑in‑class customer service, maintenance, and operational standards.
• Provide regular feedback, motivation, and mentoring to direct and indirect reports, fostering professional development.
• Navigate complex, multi‑party issues by working with asset‑management and leasing teams to find compromise solutions.

Required profile

• Undergraduate or graduate degree in business or a related field (beneficial).
• Minimum 10 years progressive experience in commercial property management, with retail shopping centre experience required.
• At least 5 years of people‑leadership experience, demonstrating ability to motivate, mentor and coach large teams.
• Strong financial acumen, including deep understanding of financial statements, property operating statements, and lease transaction analysis.
• Working knowledge of building operating systems and relevant environmental and regulatory requirements.
• Excellent project‑management capabilities and proven ability to build relationships at all organizational levels.
