Financial Analyst – Real Estate FP&A

About the role
The Financial Analyst, Real Estate FP&A will support forecasting, budgeting, planning and month‑end activities for real‑estate operating expenses across a network of more than 1,700 store locations and corporate offices. You will partner closely with Real Estate Construction, Asset Management and Accounting teams to surface strategic opportunities and mitigate risks.
Key responsibilities
- Deliver, design and maintain monthly financial reporting packages for internal stakeholders including Corporate Planning, Real Estate, accounting and other FP&A teams.
- Identify OpEx variances, provide analysis and commentary, and highlight risks and opportunities to support decision‑making.
- Prepare P&L and Balance Sheet projections, forecasts and budgets, ensuring business assumptions are accurately reflected.
- Assist in developing the 3‑year Outlook Plan (AOP) by incorporating historical trends and macro‑economic factors.
- Develop, enhance and maintain dynamic financial models for project evaluation and ad‑hoc decision support.
- Maintain and reconcile corporate real‑estate projects on Planview to ensure accurate forecasting and budgeting.
- Support ad‑hoc reporting requests and identify process efficiencies.
Required profile
- University degree in Accounting, Finance or a related business discipline.
- Professional accounting/finance designation (CPA, CMA, CA, CGA) or MBA considered an asset.
- 1‑2 years of experience in FP&A or a related role, preferably in a corporate or retail environment.
- Knowledge of IFRS 16 is a strong asset.
- Strong interpersonal, communication and critical‑thinking skills.
- Detail‑oriented team player with the ability to challenge the status quo.
