Design Lead – Modular Construction

About the role

The Design Lead reports to the Design Manager and bridges multidisciplinary design, manufacturing, and construction execution. You will oversee the design process from concept through production, ensuring modular solutions are aesthetically compelling, technically feasible, code‑compliant, and optimized for factory assembly.

Key responsibilities

• Lead design development for residential, commercial, and mixed‑use modular projects.
• Coordinate with architects, engineers, drafters, BIM specialists, and project managers.
• Collaborate with manufacturing, procurement, and site teams to align design decisions with production requirements, constructability, material availability, and on‑site assembly.
• Review and coordinate design documentation, specifications, and shop drawings to maintain consistency with design intent and regulatory standards.
• Implement DfMA (Design for Manufacturing and Assembly) standards and adapt concepts into modular‑friendly solutions.
• Visit the production facility as needed to verify design optimization for factory assembly and transport logistics.
• Prepare material selections, evaluate product data, supplier catalogues, and equipment for compliance with design intent and code requirements.
• Coordinate with procurement, vendors, subcontractors, and consultants regarding product substitutions and material availability.

Required profile

• Proven experience in modular or off‑site construction design.
• Strong understanding of building codes, construction standards, and manufacturing processes.
• Ability to lead multidisciplinary teams and manage complex coordination.
• Detail‑oriented with a focus on manufacturability and constructability.

Required skills

• BIM
• Knowledge of DfMA principles
• Proficiency in reading and producing shop drawings and specifications
• Familiarity with material selection and product data review
