Senior Property Manager – GTA Retail/Commercial Portfolio

About the role

Terracap is seeking an experienced Senior Property Manager to lead a high‑visibility retail and commercial portfolio in the Greater Toronto Area. You will be responsible for a diverse mix of grocery‑anchored shopping centres, street‑front retail, and a limited residential component totaling roughly 700,000 sq ft.

Key responsibilities

• Oversee day‑to‑day operations of the GTA portfolio, conducting regular site inspections and ensuring compliance with Terracap’s standards.
• Identify and implement operational efficiencies in maintenance, safety, and risk management.
• Collaborate with internal leasing and accounting teams to drive portfolio performance.
• Build and maintain strong relationships with tenants, contractors, consultants, and municipal stakeholders.
• Negotiate, tender and manage service contracts and vendor relationships.
• Coordinate tenant move‑ins, build‑outs and ongoing occupancy activities.
• Prepare, manage and monitor annual operating and capital budgets, tracking financial performance against targets.

Required profile

• Proven senior‑level experience in commercial or mixed‑use property management, preferably with retail assets.
• Demonstrated expertise in budgeting, CAM and realty tax recoveries, and capital project oversight.
• Strong track record of multi‑site portfolio management and tenant relations.
• Ability to work closely with senior leadership and cross‑functional teams.
