Financial Analyst – Recoveries

About the role

Choice Properties is seeking a proactive Financial Analyst to support tenant recoveries across its portfolio of revenue‑generating properties. Reporting to the Manager, Tenant Recovery, you will manage the full accounting cycle for recoveries, collaborate with multiple business units, and help drive continuous improvement in service and performance.

Key responsibilities

• Support integration of specialized recovery software with the ERP system and validate data accuracy.
• Develop recovery models for tenants based on lease recovery checklists across all asset classes.
• Reconcile lease shortfalls, explain property slippage and assist with tenant billing disputes.
• Collaborate with Asset Management, Property Operations, Leasing, Accounting and other stakeholders to define analytical requirements.
• Assist in setting up new properties, development transfers, and establishing rates for non‑standard leases.
• Prepare quarterly forecasts, contribute to annual budgets and generate regular KPI dashboards.
• Support revenue accounting tasks such as internal wire transfers and bank statement maintenance.
• Participate in ad‑hoc projects as needed.

Required profile

• 1‑3 years of experience in real‑estate accounting and reporting, preferably in retail or commercial property.
• Post‑secondary education in Accounting, Business, Economics, Real Estate or a related field.
• Progress toward CPA designation (CGA, CMA, CA) is an asset.
• Strong analytical mindset, attention to detail and ability to work independently or within a team.
