Building Operator

About the role

The Building Operator will ensure the reliable operation, maintenance, and safety of Rivn’s commercial office buildings. Working closely with the Property Manager and owners, you will oversee building systems, conduct preventative maintenance, and respond to tenant and emergency requests.

Key responsibilities

• Operate, monitor, and maintain HVAC, mechanical, electrical, plumbing, BAS, and life‑safety systems.
• Perform routine maintenance such as filter changes, belt replacements, and minor repairs.
• Record equipment readings, maintain logs, and identify issues early.
• Execute preventative maintenance programs and conduct regular interior, exterior, and roof inspections.
• Respond to tenant maintenance requests, determine in‑house vs contractor action, and handle after‑hours emergencies.
• Coordinate and supervise contractors, verify work quality, and enforce safety and regulatory compliance.
• Monitor fire alarm, sprinkler, and security systems, conduct required testing, and assist with fire drills and emergency preparedness.
• Support tenant improvements and small capital projects, track equipment condition, and aid lifecycle planning.

Required profile

• Minimum 3 years of experience in commercial building operations or facilities maintenance.
• 5th Class Power Engineer certification (or higher).
• Valid Class 5 driver’s licence.
• Ability to work independently, manage competing priorities, and be on‑call as needed.
