Associate, Debt & Lender Relations

About the role

The Associate, Debt & Lender Relations will support and execute real estate debt transactions and refinancing activities across the Real Estate division. Reporting to the Vice President of Portfolio Management, the role blends strategic market insight with hands‑on financing execution in a fast‑paced environment.

Key responsibilities

• Monitor market trends, CMHC products, and regulatory changes to inform debt strategy.
• Track all debt and lender transactions across the division and provide recommendations to senior leadership.
• Support execution of real estate financing, CMHC‑insured loans, ESG financing, fund‑level financing (subscription lines, NAV loans) and corporate‑level debt.
• Prepare financing presentations and confidential information memorandums; present to lenders.
• Conduct financial and risk analysis at project, property, and portfolio levels; advise on interest‑rate hedging, derivatives, lender selection and pricing.
• Partner with FP&A for forecasting, scenario analysis, balance‑sheet management and covenant calculations.
• Manage ongoing debt portfolio needs, including renewals, compliance reporting and process improvements.

Required profile

• 4‑6 years of real‑estate investment, development or finance experience; CFA preferred.
• Bachelor’s degree in finance, accounting or a related field.
• Strong understanding of the real‑estate development lifecycle and experience with development budgets and pro formas.
• Experience with CMHC products (MLI, MLI Select, ACLP) and debt modeling or underwriting.
• Excellent oral and written communication skills.
