Part-Time Building Superintendent (Live-In)

About the role

S&R Seniors Living is looking for a part-time resident superintendent to live on-site and work in its residential building in Waterloo, Ontario. It is a unique seniors building offering meals, housekeeping and other services to seniors, as well as rentals to tenants not on the full-service package. The position requires on-call availability after hours and for emergencies.

Key responsibilities

• Keep the building and grounds safe, clean and presentable
• Respond to tenant questions, concerns and emergencies, and complete unit turn repairs and maintenance
• Assist with renting PM units and liaise with and oversee contractors and service providers
• Perform season work such as snow removal, salting and gardening
• Inspect and maintain mechanical room systems including boiler, fresh air units, HVAC and pumps
• Carry out basic plumbing and electrical work and general repairs
• Keep detailed maintenance records, inspection reports and service logs, ensuring compliance with safety regulations and residential building standards
• Respond to janitorial issues and stay on call after hours

Required profile

• Minimum 3 years of superintendent experience
• Minimum 3 years of maintenance experience
• Familiarity with RTA
• Ability to perform basic plumbing, electrical and paint/repair work
• Good organizational and time management skills
• Physically capable of performing required maintenance duties
