Lead Building Operator – Commercial Retail Property

About the role

Black & McDonald is expanding its Facilities Maintenance team in downtown Toronto. The Lead Building Operator will ensure safe, efficient operation of a commercial retail property by overseeing mechanical, electrical and life‑safety systems.

Key responsibilities

• Conduct routine property inspections and perform preventive and corrective maintenance on mechanical, electrical and life‑safety systems.
• Operate, maintain and repair boilers, chillers, HVAC equipment, pumps, generators and building automation systems.
• Monitor electrical power distribution and building automation systems, respond to alarms, and ensure energy‑efficient operation.
• Coordinate minor repairs, manage work orders through CMMS, and oversee sub‑trade activities.
• Maintain supply inventory and document all work performed on building assets.

Required profile

• 5+ years of facilities maintenance and operations experience in commercial buildings.
• Formal training such as an OSSD diploma, building operator certificate, and advanced building systems training (SMC or equivalent).
• Knowledge of Ontario health and safety regulations and, optionally, the Ontario Building Code.
• Supervisory or lead‑hand experience is an asset.
