Building Operator

About the role

The Building Operator will be the primary caretaker for assigned properties, ensuring they remain in excellent condition. Reporting to the Operations Manager, you will handle hands‑on repairs, coordinate larger projects with contractors, and conduct regular inspections and safety checks.

Key responsibilities

• Oversee day‑to‑day building operations, tenant service requests, and vendor coordination.
• Receive, troubleshoot, and complete maintenance work orders, documenting work with photos and notes.
• Execute seasonal preventative maintenance for roofs, drains, door hardware, lighting, sump pumps, and common areas.
• Conduct move‑in, move‑out, and routine inspections with checklist and photo documentation.
• Review lifecycle of key systems (rooftop units, boilers, electrical, roofing, cladding) and recommend repair or replacement plans.
• Develop and track annual maintenance budgets, providing regular cost and risk summaries.
• Manage third‑party contractors for landscaping, snow removal, mechanical systems, roofing, and life‑safety services.
• Respond to emergencies such as leaks, power failures, alarms, or weather events, ensuring safety and proper documentation.
