Building Operator

About the role

The Building Operator ensures that all physical aspects of Greystar’s residential properties—including buildings, grounds, amenities, and common areas—meet the company’s standards for cleanliness, safety, appearance, and functionality. This role involves hands‑on technical and mechanical work, preventive maintenance, and coordination with vendors to keep properties operating smoothly.

Key responsibilities

• Complete work orders from resident requests and perform preventive maintenance by diagnosing and repairing defects in accordance with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when possible and using materials and tools efficiently.

Required profile

• Minimum 2 years of residential maintenance experience.
• Class 5 Power Engineering License is mandatory.
• Must provide own hand tools unless supplied by the company.
• Ability to follow established policies, safety procedures, and code requirements.
