Building Operator

About the role

The Building Operator will oversee the day‑to‑day operations of assigned properties, ensuring a clean, safe, and efficiently running environment for tenants and visitors. This role reports to the Operations/Property Manager and works closely with contractors, vendors, and internal teams.

Key responsibilities

• Monitor properties for cleanliness and report any issues involving tenants, contractors, or other parties.
• Assist the Operations/Property Manager with procurement of supplies and services, including HVAC, maintenance, and inventory control.
• Maintain building systems and physical assets, following operating procedures and recommending improvements.
• Conduct property and construction inspections, document findings, and ensure timely delivery of services to tenants.
• Complete tenant work orders within 24 hours, verify satisfaction, and close out orders.
• Perform monthly preventive maintenance on all mechanical systems and provide written inspection reports.
• Participate in on‑call rotation for multiple properties and support other locations as needed.
• Ensure compliance with service contracts, building and fire codes, safety regulations, WHMIS, and environmental/insurance programs.
• Carry out vacant unit inspections, utility meter readings, and life‑safety emergency plan duties.

Required profile

• Minimum 5 years of experience in real‑estate operations or facilities management.
• Relevant diploma or certification (e.g., Building Environmental Systems, 4th Class Engineering) preferred.
• Strong communication and interpersonal skills, able to engage with all management levels.
• Excellent planning, observation, and organizational abilities with keen attention to detail.
• Proactive problem‑solver with a positive, self‑motivated attitude.

Required skills

• Proficiency with Building Automation systems.
• Experience operating pneumatic controls.
• Knowledge of HVAC and mechanical system maintenance.
