Senior Financial Analyst, Recoveries

About the role

Choice Properties is seeking a Senior Financial Analyst, Recoveries to lead the full‑cycle accounting for revenue‑generating properties. Reporting to the Manager of Property Accounting, you will integrate recovery software with the ERP system and provide analytical insight to support strategic decisions.

Key responsibilities

• Support integration and ongoing transformation of specialized recovery software with the ERP system.
• Establish tenant recovery models based on lease checklists across all asset classes.
• Reconcile lease shortfalls and explain property slippage.
• Collaborate with Asset Management, Property Operations, Leasing, Accounting and other stakeholders to define analytical requirements.
• Assist Asset Management and Leasing in setting rates for non‑standard leases.
• Support set‑up of new properties and development transfers for tenant recoveries.
• Address tenant billing disputes with the Lease Administration team.
• Prepare quarterly forecasts and contribute to annual budget preparation.
• Develop and maintain reports, dashboards, and visualizations tracking KPIs such as recovery ratios and lease shortfall reconciliations.
• Validate data in recovery software and ensure accuracy for recovery calculations.
• Support revenue accounting operations, including internal wire transfers and bank statement maintenance.
• Participate in ad‑hoc projects as required.

Required profile

• 3–5 years of real‑estate accounting and reporting experience, preferably in retail/commercial property.
• Post‑secondary education in Accounting, Business, Economics, Real Estate or a related field.
• CPA designation (CGA, CMA, CA) preferred.
• Strong analytical and accounting skills with meticulous attention to detail.
• Excellent written and verbal communication skills.
• Self‑starter able to work independently and as part of a team in a fast‑paced environment.
