Residential Property Manager – Vancouver

About the role

Anthem is expanding its residential rental portfolio and seeks a driven, detail‑oriented Residential Property Manager to lead site teams in British Columbia and Alberta. You will ensure exceptional service standards, implement innovative technologies, and support the overall growth of the portfolio.

Key responsibilities

• Hire, train, and lead property site teams across BC and Alberta, meeting business‑plan targets and delivering high‑quality resident service.
• Contract, monitor, and evaluate third‑party service providers to maintain performance standards.
• Conduct regular property inspections of apartments and common areas, identifying improvement opportunities.
• Prepare and manage annual operating and capital budgets, performing monthly financial variance analysis.
• Oversee rent collection, lease approvals, property expenditures, and ensure timely delivery of notices and arrears actions.
• Schedule and verify preventative maintenance, implement resident handbooks, and deploy Yardi across the portfolio.
• Maintain compliance with the Residential Tenancy Act, fire codes, OH&S, and other relevant legislation.
• Analyze local market data to maximize revenue and strengthen Anthem’s rental brand.

Required profile

• Minimum of 3 years’ experience managing residential real estate.
• Strong knowledge of BC and AB Residential Tenancy Acts and their application.
• Valid BC real‑estate licence.
• Excellent oral and written communication skills.
• Strong organizational and analytical abilities.

Required skills

• Proficiency with MS Office, especially Excel.
• Experience using Yardi property‑management software.
