Residential Property Manager – Calgary

About the role

We are seeking an experienced residential property manager to oversee a dynamic multifamily portfolio in Calgary. The role combines hands‑on operational leadership with strategic contributions to budgeting, compliance and portfolio growth.

Key responsibilities

• Oversee day‑to‑day operational, financial and regulatory performance of assigned multifamily assets.
• Prepare, manage and reforecast annual operating and capital budgets; monitor monthly financial results and variances.
• Maintain rent rolls, drive leasing performance, renewals and vacancy management to maximize revenue.
• Ensure compliance with the Residential Tenancy Act, including notices, documentation and dispute resolution.
• Lead rent collection, arrears management and enforcement actions.
• Recruit, train and manage onsite teams, fostering accountability and customer service.
• Conduct regular property inspections to identify issues and improvement opportunities.
• Manage vendor relationships, procurement, contract negotiation and performance monitoring.
• Oversee preventative and corrective maintenance programs.
• Contribute to capital planning and execution of asset improvement initiatives.

Required profile

• 5–8 years of experience managing multiple multifamily residential properties.
• Proven financial acumen in budgeting, forecasting and variance analysis.
• Experience leading teams across multiple sites.
• Valid driver’s licence and access to a vehicle.

Required skills

• Proficiency with Yardi, RentCafe and MIQ.
• Strong command of the Microsoft Office Suite.
