Building Operator

About the role

The Building Operator ensures the daily operation, maintenance, and safety of commercial properties within a portfolio. Working under senior operators, the role handles routine inspections, minor repairs, tenant service requests, and preventive maintenance to keep properties functional and compliant with Alberta regulations.

Key responsibilities

• Perform indoor and outdoor inspections of common areas, mechanical rooms, parking lots, and building exteriors.
• Assist with basic operation and monitoring of HVAC, plumbing, electrical, and lighting systems.
• Identify and report equipment issues, safety hazards, and maintenance needs.
• Carry out minor repairs such as plumbing fixture fixes, lighting replacements, drywall patching, painting, and basic carpentry.
• Support preventive maintenance tasks, including filter changes, lubrication, and equipment cleaning.
• Respond to tenant inquiries and maintenance requests promptly and professionally.
• Escort and monitor contractors, ensuring compliance with building rules and safety protocols.
• Assist with fire and life‑safety checks, emergency response activities, and compliance reporting.
• Maintain accurate maintenance logs, work order updates, and inspection records using CMMS platforms.

Required profile

• Ability to conduct routine inspections and identify maintenance needs.
• Basic hands‑on skills for plumbing, electrical, and carpentry tasks.
• Strong customer‑service orientation for tenant interactions.
• Attention to safety regulations and ability to follow emergency procedures.
