Property Manager – Multi‑Family Portfolio (Victoria, BC)

About the role

Pacific Cove Properties is seeking an experienced Property Manager to oversee a 500‑800 unit multi‑family portfolio in Greater Victoria. Based in the Victoria office and reporting to the VP of Property Management in Vancouver, this full‑time permanent role blends team leadership, operational oversight, and tenant relations.

Key responsibilities

• Manage day‑to‑day operations of 500‑800 residential units, coordinating maintenance, repairs and capital projects.
• Lead a team of 10‑15 site employees, providing mentorship, performance management and support.
• Prepare and monitor budgets, track financial performance and comment on variances.
• Source, contract and oversee subcontractors, authorising purchase orders and expenditures.
• Ensure compliance with the BC Residential Tenancy Act, assist with RTB hearings and arbitrations.
• Respond to building and tenant emergencies, including after‑hours availability.

Required profile

• Minimum 5 years of residential property management experience in British Columbia.
• Self‑starter with the ability to work independently and handle unpredictable situations calmly.
• Successful background/criminal record check.
• Valid BC driver’s licence, clean driving record and willingness to travel throughout BC.
• Fluent written and verbal English.
