Property Manager

About the role

Greystar is seeking a Property Manager to oversee the day‑to‑day operations of an assigned residential property in Calgary. The role involves leading the on‑site team, managing financial performance, and ensuring compliance with company policies while delivering a high level of resident satisfaction.

Key responsibilities

• Assist in developing the property budget by analyzing financial statements, marketing data, and operational reports.
• Achieve revenue targets by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts, and coordinate communication among vendors, accounting, and owners.
• Control expenditures within the approved budget and manage the petty cash fund.
• Oversee lease enforcement, including approving applications, discounts, renewals, conducting apartment inspections, issuing notices, processing evictions, and collecting late fees.
• Analyze market and economic trends to develop short‑ and long‑term marketing and leasing strategies that meet occupancy and revenue goals.
• Promote resident satisfaction by responding promptly to complaints, questions, and service requests.
